How to own a unit
1. Accomplish and submit the Customer Information Sheet (CIS) and Request for Reservation and Offer to Purchase (RROP), and the following legal documents:

  • For individual

    • Photocopy of 2 government-issued IDs with your signature
    • 4 pcs. 1×1 ID picture
    • Proof of Income (Income Tax Return or Bank Statement)
    • Verified Tax Identification No.
    • If OFW, in addition to the above: Certificate of Employment duly authenticated by the Philippine Consulate or validated by POEA (for seamen) and notarized or authenticated Special Power of Attorney
    • Proof of any recent utility bill (for proof of address)
    • Special Power of Attorney (if applicable)
  • For corporation

    • Secretary’s Certificate regarding authorized signatories of the corporation authorized to transact and execute all documents necessary to purchase a condominium unit
    • Certified true copy of company’s registration from the Securities and Exchange Commission (SEC)

2. Thirty labor days from paying the reservation fee, you must sign the following documents and pay the first amortization* and issue post-dated checks: Contract to Sell, Deed of Absolute Sale, and Deed of Undertaking.

*Amount for the first amortization and post-dated will be determined and computed according to the payment scheme chosen by the buyer.

    • Photocopy of the Community Tax Certificate (CTC)

    • Housing loan application form
    • Two Valid IDs with 3 specimen signature and recent colored picture
    • Latest 3 years audited financial statements
    • Latest 3 years Income Tax Return
    • 6 months bank statements
    • Updated business permit
  • For OFWs

    • Photocopy of passport or visa
    • Certificate of Employment duly authenticated by the Philippine Consulate or validated by POEA (for seamen)
    • Notarized or authenticated Special Power of Attorney (if applicable)

How does one own a condominium, and how does this differ from owning houses in residential villages?
Condominium owners receive full legal title in the form of a registered title deed, just like owners of land or houses. The condominium itself is held by the owner as an asset, and can be sold, rented out, or used as collateral, in the same way as land or houses.

How does one know whether a condominium is built to high standards of quality and safety?
IDC is proud to offer only the highest standards in materials, construction practices, and building standards. In addition to this, IDC, as well as all other developers in the Philippines, is bound by laws that require nationwide standards for quality and safety. These include laws regarding the proper administration of condominiums (Republic Act 4726, Presidential Decrees 957 and 1216,) laws regarding safe construction standards and practices (such as the Building Code of the Philippines and the Fire Code of the Philippines).

Who determines the rules and guidelines for living as part of a condominium community?
Matters regarding the administration of the building itself, shared areas, shared amenities, and house rules are decided by the Homeowners’ Association. Every unit owner is entitled to participate in the Homeowner’s Association, if he or she chooses to do so.
